Terms and Conditions

1. Introduction

These Terms and Conditions govern the rental of rooms owned by Trust Rentals Uganda. By renting a room, the tenant (“Tenant”) agrees to be bound by these terms.

 

2. Rental Agreement Duration

Tenancies may be short-term (month-to-month) or long-term (6–12 months), as specified in the tenancy agreement.

Either party may terminate a month-to-month tenancy with 30 days’ written notice.

For fixed-term leases, early termination by the Tenant requires a penalty equivalent to one month’s rent unless otherwise agreed in writing.

 

3. Rent and Payment Terms

Acceptable payment methods: Bank transfer to Trust Rentals Uganda’s designated account, mobile money (MTN/Airtel), or cash with receipt issued.

Water, electricity, and garbage collection may be included in rent or billed separately as stated in the tenancy agreement.

If separately billed, the Tenant must pay their share by the 5th of each month.

The Owner is not liable for service interruptions by third-party providers.

6. Use of Premises

The room is for single occupancy or as agreed (no subletting without written permission).

No illegal activities, excessive noise (especially 10 PM – 6 AM), or nuisance behavior.

No commercial activities (e.g., hair salon, shop) from the room.

The Tenant must keep the room clean, dispose of waste properly, and maintain basic hygiene.

7. Maintenance and Repairs

The Owner is responsible for major structural repairs and common area maintenance.

The Tenant must:

Report any damage or needed repair promptly in writing.

Cover costs for repairs due to negligence, misuse, or unauthorized alterations.

Not make changes (painting, drilling, installing fixtures) without prior written consent.

8. Access and Inspections

The Owner may enter the room for inspections, repairs, or emergencies with 24 hours’ notice (except in emergencies like fire, flood, or suspected crime).

Routine inspections may be conducted once per month with notice.

9. House Rules (Common Areas)

Tenants sharing common areas (kitchen, sitting room, bathroom) must:

Clean up after themselves.

Not leave personal belongings in shared spaces.

Respect others’ quiet hours and privacy.

Failure to follow house rules may result in a warning, fine (UGX 10,000–50,000), or termination of tenancy.

10. Guests and Visitors

Overnight guests require prior written notice and may stay no more than 3 consecutive nights without additional fee.

The Tenant is fully responsible for the behavior and any damage caused by their guests.

Frequent or disruptive guests may result in eviction.

11. Parking and Storage

Parking is provided only if stated in the tenancy agreement (may incur extra fee).

The Owner is not responsible for theft or damage to vehicles or stored items.

No storage of flammable, illegal, or hazardous materials on premises.

12. Termination and Eviction

The Owner may terminate immediately with notice if the Tenant:

Fails to pay rent for more than 7 days.

Engages in illegal activities, violence, or severe property damage.

Repeatedly violates house rules after warnings.

In case of eviction, the Tenant forfeits the security deposit and may be liable for additional damages.

The Tenant must vacate and return keys on the last day of tenancy.

13. Liability

The Owner is not liable for loss, theft, or damage to Tenant’s personal property from accidents, natural disasters, burglary, or actions of other tenants.

Tenants are strongly advised to obtain renter’s insurance.

14. Governing Law

These Terms and Conditions are governed by the laws of Uganda, including the Landlord and Tenant Act (if applicable). Any disputes shall first be mediated; if unresolved, resolved in the courts of Kampala, Uganda.

15. Amendments

Trust Rentals Uganda reserves the right to amend these terms with 30 days’ written notice to the Tenant.
